Bodmin Business Hub Delivers Seven Sustainable Units in Major Cornwall Development

Background- 

 A new business hub has been completed in Bodmin, delivering seven high-specification commercial units built for light industrial, manufacturing and warehouse occupiers.

Treveth Commercial developed the Normandy Way Business Hub, which offers 910 sq m of workspace on the Walker Lanes Industrial Estate. The Cornwall and Isles of Scilly Good Growth Programme supported the scheme, with additional funding coming from the UK Government through the UK Shared Prosperity Fund.

Robert Churchill, senior commercial property manager at Treveth, said the company takes great pride in the development, which brings much-needed, high-quality workspace to a strong strategic location near the A30.

He added that demand for modern commercial space in Cornwall remains strong, and the seven new units offer flexible options for growing businesses or those relocating to the area.

Each unit meets B2/B8 use class standards and includes solar panels, electric vehicle charging points, energy-efficient construction and enhanced insulation.

The buildings feature 6-metre eaves height, open-plan layouts, roller shutter doors, car parking and cycle storage, with mezzanine-ready designs for future expansion.

The project also delivered a biodiversity net gain through improved landscaping and sustainable site design. During construction, the team reduced environmental impact by saving over five tonnes of CO2e and avoiding around 4,000 cubic metres of soil movement, achieved through a redesigned sub-base solution that allowed materials to be reused on site.

Poltair Construction carried out the build. Treveth, a B Corp-accredited developer established by Cornwall Council in 2019, owns and manages commercial units across Bodmin, Helston, Pool and Falmouth, and aims to deliver at least 5,000 sq m of commercial space across Cornwall every year.
